Booking in and paying up
If nothing about the job is urgent, how far out are appointments actually running at the moment?
That shifts around week to week, so treat it as an estimate rather than a promise, though mentioning that you're not tied to a particular day is usually enough to move a booking earlier.
Something you fixed for us before has started playing up in exactly the same way. Are we starting from zero on cost?
You're covered under the Lifetime Labour Warranty for precisely that situation, so just mention roughly when the earlier visit took place and the same fault gets corrected without another invoice landing.
Once we're happy with the finished job, how are we actually meant to pay?
Card, cash or a payment plan, whichever suits, and since the figure was locked in on paper before the work started, there's nothing left to argue about once the last fitting's tightened.
Suppose a part your plumber installs new turns out defective a few months on. Is that still covered by your warranty?
Different rules apply there, the lifetime promise is about how well the labour itself was carried out, whereas a physical part is backed by its own manufacturer, and you'll be told which one is relevant before paying.

Scope, cost and what could catch you out
Halfway through the job, an unrelated problem turns up that nobody expected. Does the quoted price just absorb it?
Never without asking first, anything unexpected becomes a fresh number of its own that gets put to you plainly, and it's entirely your call whether that extra work goes ahead or waits for another day.
Our household's water usage has been trending upward for months with nothing obviously different at our end. Is a proper leak check worth booking?
Generally yes, a leak running along a slab edge or buried inside a wall cavity rarely announces itself, and dedicated tracing equipment locates it far faster than opening up walls on a hunch.
We just want our failing hot water unit replaced with the exact same model in the same spot. Does that trigger any council approval?
Rarely, keeping the same unit type in the same position generally stays outside council's remit entirely, whereas moving it or switching fuel source often doesn't, something we sort out before quoting rather than after.
Is there anything sensible for us to do beforehand, or should we just leave everything until the plumber's actually on site?
Very little, honestly, clearing a path to the problem area is the main thing, and a decent explanation over the phone already tells us most of what we'll need before the van even leaves.

Owners, agents and tenants
We own the place but live somewhere else entirely. Can we handle the whole booking ourselves without looping in a managing agent?
Owners arrange it themselves with us fairly often, and where a property manager usually handles that correspondence instead, dealing through them works just the same, whichever setup you'd rather keep running.
I don't own this place, I just live in it. Does my landlord have to approve the visit first?
Sorting that permission out is really down to you and them, not us, and the only thing we ask is confirmation from whoever's actually entitled to give the nod before a booking gets locked in.

Questions locals here actually raise
Our unit sits a floor above one of the cafes along West Esplanade near the wharf. Does plumbing get treated differently below a commercial tenancy?
It does get looked at differently, mixed-use buildings often carry grease traps and heavier-duty fixtures downstairs feeding the same stack a residential unit above relies on, so both ends get checked, not just yours.
Our block sits right against the North Head Sanctuary bushland edge. Does that change anything about outdoor plumbing here?
It does, properties backing onto that reserve see more root pressure from established native trees on older clay runs, and exposed outdoor tapware near the bush gets a harder look during any visit for exactly that reason.
Renovating a place close to Ivanhoe Park where heritage listings apply. Does that get in the way of new pipework outside the house?
Sometimes, a heritage curtilage can limit where trenching or new external fixtures are allowed to sit, so we check what actually applies to your specific address before anything's quoted, not after work's begun.
Living right on Cabbage Tree Bay near Shelly Beach, does the marine reserve frontage make salt damage worse than elsewhere close by?
It genuinely can, that stretch of shoreline sits fully exposed with nothing breaking the sea air, so fittings and external pipework there tend to show corrosion sooner than equivalent gear even a few streets back.
